WHAT WE DO

How We Can Help...

Our primary goal is to improve the success of your project by uncovering issues in plans and specifications before construction, when errors are easier to resolve and less impactful.

For Developers, Construction Managers and Owners, our team can review your project during design to help significantly reduce Change Orders and RFI’s, minimize construction delays, and reduce the chances of litigation.

For Architecture Firms, we can be a fresh set of eyes that will review your project during design to help identify errors and maximize the quality of your construction documents. Our process will help minimize effort during Construction Administration, reduce errors and omissions liability, and improve the reputation of your firm.

WHAT WE REVIEW

Our Review Process

Most construction projects are plagued with issues stemming from plans that lack coordination, have missing information, or show details that cannot be built as designed. Over the past 25 years, we have developed an extremely thorough process that is dedicated to uncovering these issues, leading to a significant reduction in change orders, RFI's and schedule delays.

Each review is focused on these 4 key areas...

Interdisciplinary Coordination

The vast majority of issues on a construction project are related to lack of coordination. We systematically review all disciplines against each other at all points of interface to uncover coordination issues.

Bid-Ability

If construction documents are missing information or they are unclear, you can be sure that you will not receive accurate bids from general contractors or trade contractors. We review the project from a bidder's standpoint to verify adequate information is provided, and that the scope of work is clear and consistent to anyone bidding the project.

Build-Ability

Many times, there is a disconnect between what the Architect designs and what the Contractor can actually build. We review the project to uncover potential weaknesses in the design, sequencing issues and logistical problems to ensure the project can be built as intended.

Specifications Review

The Project Specifications are an extremely important piece to any construction project, however, they usually receive the least amount of attention during design. We thoroughly review the Specifications to ensure all materials and equipment are coordinated properly with the Plans.

DELIVERABLES

What You Receive

Report

Our findings are identified on a user-friendly, sortable spreadsheet. Each item includes a priority ranking so clients can quickly find major issues within our report.

Redlined Plans

In addition to our report, we provide our comments on a redlined set of PDF plans making it easy for clients to locate issues.

Post-Review Meeting

As a part of our service, we also include a Post-Review Meeting so we can summarize our findings, go over the top 30 to 40 issues in detail, and answer any questions about our comments.

WHEN TO REVIEW PLANS

Review Milestones

Understanding when to perform a Constructability Review is an important decision when undertaking this process. There are a number of variables that can affect the ideal timing for reviews, such as the size and complexity of the project, the design schedule, when the project will go to bid, the budget for constructability review, etc. There is no "one-size fits all" answer, however, here are some basic guidelines on deciding when to review your project.

100% DD

The 100% DD review is typically a great starting point for larger, more complex projects. The review is focused on major components and can uncover significant issues that might require some level of redesign.

50% CD

The 50% CD phase is the ideal starting point for most projects as the construction documents are complete enough to perform a thorough review and the Design Team has ample time to resolve issues before bidding or start of construction.

95% CD

The 95% CD review is the most important of all milestones. At this point, the plans and specifications are nearly complete, allowing a thorough review of the entire project.

100% CD

The 100% CD Package is the ideal time to perform a Back Check to ensure all previous issues that were uncovered during prior reviews have been resolved and incorporated into the documents.
