Most reviews fall in the range of 2 to 4 weeks. However, if the project is fairly large and/or complex or we have a busy workload at that moment, review times could be slightly longer.
The ideal time to start planning for the Constructability Review Process is around the beginning of design through the Schematic Design Phase. At this time, you should start identifying what design phases will be reviewed, incorporating the review periods into the design schedule, obtaining rough estimates for the review process, and notifying the constructability review team what dates they will receive plans.
BIM Coordination and Constructability Review are both excellent ways to mitigate risk, reduce change orders and improve the overall success of a project.
BIM Coordination is a process that involves using the 3D BIM model to identify and resolve potential clashes and conflicts among the different building systems. It is usually performed after construction documents have been completed, but before construction begins.
Where BIM Coordination is great at identifying clashes between systems, such as ductwork running into a structural beam, it is not going to uncover issues related to missing information, such missing power to a hand dryer. A thorough Constructability Review will find these issues, in addition to assessing the plans and specs for construction methods, sequencing, potential challenges, and more.
If a project's budget only allowed for one Constructability Review, the ideal timing for the review would be at the 90-95% CD or Plan Check Submittal Stage. This is because the plans and specifications are nearly complete, allowing the review team to perform a very detailed review. It is also at a point where the Architect/Design Team should have enough time to resolve the issues prior to bidding/construction.

Our review process does not include examining plans for code related / ADA issues. All projects have a code review process performed through their local jurisdiction, and we do not want to duplicate these efforts and increase the cost of our service.
The Constructability Review process is one of the most effective tools for uncovering errors in plans and specifications, however it will never eliminate issues. Even the most experienced team will not catch everything, however the amount of experience strictly dedicated to Constructability Reviews plays a major factor in how effective your review will be. The next biggest factor is thoroughness, meaning how detailed the review is and how much time is dedicated to the process.
